  2. Talk to your neighbour first (politely in writing if possible).
  3. Consider a professional boundary surveyor (RICS-accredited) to determine the line — often the best way to clarify facts.
  4. Try mediation (independent neutral helps both sides agree — cheaper and quicker than court).
  5. If needed, court action (usually Property Chamber or County Court for declarations, injunctions to remove encroachments, or damages).
